What a real AC tune-up includes, and what a cheap one skips

A tune-up is not a category with a fixed definition, which is why the same words cover a ninety-minute inspection with fifteen recorded measurements and a twenty-minute visit that hoses off the condenser and produces a replacement quote. The difference is visible in one thing: whether you are handed numbers at the end.

The work that has to happen

Condensate drain. The line is cleared with vacuum or pressure, the pan is checked for standing water and corrosion, and the float switch is tested by lifting it to confirm it actually shuts the system down. In a climate this humid the drain is the highest-value item on the list, and testing the switch matters as much as clearing the line, because a switch that has corroded open protects nothing.

Condenser coil cleaning. Not a rinse from the outside. Debris packs into the coil from the inside out, because the fan pulls air inward through the fins, so cleaning has to push water the opposite way to the airflow. Coils near the coast also need attention to the fin surface itself, where salt accelerates corrosion.

Evaporator coil inspection. Access varies and in some installations it is genuinely awkward, but a visual check for fouling and for standing water in the pan is part of the job. A fouled indoor coil restricts airflow and reduces capacity without producing an obvious symptom until the system freezes.

Blower assembly. The blower wheel collects a felt-like coating on its blades that measurably reduces airflow. This is one of the most common findings and one of the most commonly skipped items, because cleaning it properly usually means pulling the assembly.

Electrical measurement. Capacitor microfarads against the rating, contactor contacts inspected for pitting, amp draw on the compressor and both motors against the data plate, and every low-voltage and line-voltage connection checked for tightness. Loose connections generate heat, and heat is what turns a connection into a failure.

Refrigerant evaluation. Superheat and subcooling calculated, not just pressures glanced at. Charge is only meaningful in combination with airflow, which is why this step comes after the airflow items rather than before.

Airflow verification. Supply-to-return temperature difference measured, and static pressure read where the equipment allows it. Static pressure is the blood pressure of a duct system and almost nobody measures it, which is why so many oversized-equipment complaints are actually undersized ductwork.

Those figures matter less as a single snapshot than as a series. A capacitor at 4 percent below rating this year and 11 percent below next year is a part with a visible trajectory, and replacing it in April is the same price as replacing it in July without the week of hard starting in between.

Keep the reports. Three years of records turn a maintenance visit from a ritual into a trend line, and a trend line is also the strongest possible position from which to evaluate a replacement recommendation.

How to tell a real visit from a sales call

Some signals are reliable. Time on site is the crudest: the work above does not compress into twenty minutes, and a visit that short did not include measurement. A report with recorded values rather than a page of green ticks is the second. Willingness to say the system is fine is the third, and it is the most telling of all, because a company that finds a problem on every visit is not inspecting, it is prospecting.

The pressure patterns worth noticing: a replacement recommendation on the first visit without measurements to support it, a "cracked heat exchanger" finding on equipment that has no heat exchanger, refrigerant added without a leak search, and discounts that expire when the technician leaves the driveway. None of those are proof of bad faith on their own, but a visit with several of them is worth a second opinion before spending anything substantial.

Photographs help both sides. A technician who shows you the fouled blower wheel before and after has documented the work, and the same photograph protects them against a claim that nothing was done. Ask for them; most are happy to oblige.

What a tune-up cannot fix

Managing expectations is part of the value. Maintenance restores performance that was lost to fouling and it catches parts on their way out. It does not compensate for problems built into the installation, and confusing the two leads to a cycle of annual visits that never resolve the underlying complaint.

Undersized or leaking ductwork is the clearest example. If total external static pressure reads well above the equipment's rating, the blower is working against a restriction that no amount of cleaning will remove, and the symptoms — weak airflow at distant registers, rooms that never match the thermostat, a coil that freezes in the afternoon — will return every season until the duct system is corrected.

Oversized equipment is the second. A system with more capacity than the house needs reaches the set temperature quickly and shuts off, and because dehumidification happens gradually across a long run, short cycles leave moisture behind. The house is cold and clammy, the bill is high, and the equipment wears through start cycles rather than run hours. No tune-up changes that; it is a sizing decision made at installation.

The third is a refrigerant leak. Adding refrigerant during a maintenance visit is not maintenance, it is a temporary repair to a system with a hole in it, and a technician who tops off a system twice without proposing a leak search is treating the symptom. Ask where the refrigerant went. There is always an answer.

Timing and frequency

Twice a year suits this climate, and the calendar matters more than the count. The pre-season visit in March or April catches the components that will be stressed by the summer, before the queue fills. The autumn visit in October or November checks the heating side, clears the drain after the wettest months of the year, and inspects for storm damage while there is still time to act on it.

Once a year is a defensible compromise, and spring is the visit to keep if you only keep one. Skipping years is where the arithmetic breaks down: at 3,000 to 4,000 run hours a season, an unmaintained system here accumulates as much wear in two years as a northern installation does in eight.

Priority scheduling is the one that matters, and it matters most in the week after a heat wave or a storm, when the queue is measured in days. Repair discounts are worth what the repairs cost, which is unpredictable. Waived after-hours fees are worth having if the plan includes them explicitly.

Read what the agreement excludes. Refrigerant is almost always excluded and it is one of the more expensive consumables. Parts are typically excluded unless the plan says otherwise.
